Significantly larger than the Taj City project , the KM45 development has a GLA of 5.5 mn sqm and BUA of 5.2 mn sqm. The Master plan , designed by Benoy , has recently received full approval. KM45 has a development foot print of up to 30% and currently details regarding infrastructure and utilities are under discussions with the New Urban Communities Authority (water and sewage approved , electricity under discussion with the North Cairo Electricity Company). As part of this discussion hydrogeology studies and investigations have been carried out to inspect a natural water feature design within the development. As shown in the table below the project has been designed predominantly for residential use.
A Co-Development agreement has been signed with Palm Hills Development (PHD) for developing an area of 433 , 643 sqm. The project comprises of 2880 units for which MNHD will provide the land and the land infrastruc-ture. MNHD will receive 36% of revenues as its share in this project. The project was launched at the end of 2015 and the company has already sold 415 units.
Sarai—Phase 1
